Michael Valtierra, TREC #8630, is the owner and operator of TNT Home Inspections. Michael has been a full-time home inspector since 2005 and has performed over 4,500 inspections in the greater Dallas-Fort Worth Metroplex. Building a new home is stressful and can take several months to complete. Michael can inspect the property during different phases of the building process to ensure that the builder and their contractors are following proper building standards.
Phase 1/Foundation Pre-Pour Inspections are performed prior to the concrete being poured to ensure that the builder has the site properly prepared and will pour the concrete according to the proper design specifications.
Phase 2/Pre-Drywall Inspections are performed after the home has been framed and the rough-in mechanical, plumbing, and electrical equipment have been installed but before the drywall and insulation have been installed. This is an excellent time to inspect the "bones" of the property. Once the drywall and insulation are installed, everything concealed within the ceilings and walls and covered with insulation will no longer be visible to inspection.
A Pre-Listing inspection is just about the same as a residential home buyer’s inspection except this inspection is performed for the seller of the home. The seller can use the information obtained during the Pre-Listing inspection to take their time to get repair estimates, make repairs, and prepare the home to be sold to reduce the risk of any unexpected repair requests after the buyer has had their inspection. It is better to know ahead of time so that you are not stressed and constrained by deadlines to make any repairs.
